Demand for Birmingham has grown massively over the last few years and looks set to continue in 2020 as the “Big City Plan” provides new amenities, mixed-use spaces and exciting new landmarks. With 40% of the city’s core inhabitants under-25, Birmingham maintains the 4th highest graduate retention rate – 41% year-on-year of over 100,000 full-time students.
Birmingham has also seen demand bolstered by people moving from overseas and London. Birmingham is the most popular location for Londoners leaving the capital according to the Office for National Statistics and four major universities in the city attracts a range of international students from across the globe.
This has meant there is an undersupply of property and increases in rental potential within the city have been exerienced– JLL predict that rental prices will increase by 12.5% over the next three years, demonstrating the long-term staying power that Birmingham is building.
Rent property in Birmingham
Figures from the Deposit Protection Scheme (DPS) show that average rents in the region have decreased from £629 between January and March to £621 between April and June, in contrast to the national trend which has tended to be growing slightly. The UK as a whole also experienced an increase in average monthly rents, with prices rising from £757 to £771 a month between April and June 2019 – an increase of 1.79%.
On average, people in the West Midlands spend 27% of their wages on rent.
According to the DPS, the increase between April and June is the first significant uplift in rents since the average monthly UK rental price began to decline at the end of 2017.
London continues to be the most expensive place to rent in the UK, with average monthly rents increasing from £1,288 between January and March to £1,319 between April and June (an increase of 2.42%).
Outside of London, the average monthly rent now stands at £673, an increase of £10 (1.50%) compared to January-March.
While all property types experienced a rise in average rent across the UK, the largest increase was seen for terraced properties, rising from £699 to £731 (4.59%).

January 2020, Zoopla identified a number of cities with the best prospects for the year ahead – using a range of metrics including housing affordability, discounts to asking price and time to sell – and Birmingham was one of them.
The city took 5th spot, cited as one of the locations where continued economic growth and better affordability made for an appealing purchasing backdrop.
The latest figures from Rightmove put the average asking price of a property in Birmingham City Centre at £214,727. Sold prices 7% up on the previous year and 12% up on 2017 when the average house price was £192,288.
The future also promises growth, with Knight Frank predicting that residential property prices will rise across the region by nearly 11% over the next five years, while it claims increasing demand means Birmingham will need 12,000 – 18,000 new homes.
Prices in Birmingham can vary greatly, however.

That said, economic performance is expected to be much stronger in Birmingham when compared to the rest of the UK – GVA growth in the second city is expected to average 2.6% p.a compared with UK GDP forecasts which sit at 2.0% p.aduring 2020.
Job growth follows a similar story – employment growth in the city is expected to average around 1.1% p.a over the next five years, well above the national average of 0.5% p.a.
The headline stat for the Birmingham property price forecast for 2020 has to be the 15% increase that the city is expected to see. While growth has been above-average for Birmingham over the last three years, the sheer scale of the demand is ensuring that the city can maintain that momentum in 2020 and beyond – at which point it will be accelerated by the arrival of the Commonwealth Games in 2022.
